Building Process
BUILDING PROCESS
- Once you have approved the preliminary estimate and construction plans are finished(Note ; see Architecture page), you will be requested to pay an initial deposit and sign a ‘Preliminary Services Agreement’. (Note: All monies paid are deducted from the contract price).
- Building Approval: When we have received your signed contract, we will pay all relevant levies and lodge the Building Application on your behalf.
- Start of Construction: Construction will commence on the specified date in the Contract, provided that we have received the Building Permit, written ‘Confirmation of Mortgage Settlement’ from the lender or satisfactory evidence of owners capacity to pay the full Contract price, proof of land ownership and signed copies of any Post Contract Variations (if applicable).
- Construction: During construction a Building Supervisor will be allocated to look after your new home. You will be provided with your Supervisor’s mobile phone number in case you have any questions in regards to the building of your home. Please do not hesitate in calling your Supervisor or Head Office if you have any questions, we will be more than happy to talk to you.
- Practical Completion: When all works are completed a suitable appointment time will be arranged for you to inspect your new home with the Building Supervisor. The keys to your new home along with the necessary warranty’s and certificates will be given to you once you are satisfied with all works and all outstanding monies have been received by Head Office.
- After Construction you have peace of mind knowing that we offer one of the longest structural guarantee’s in the construction industry in Indonesia. You also have the opportunity to send us a six (6) month maintenance form, outlining any maintenance issues for us to address. We have a dedicated Maintenance Department to look after this area of construction. You will find that our after sales service is second to none
PAYMENT PROCESS
- STAGE ONE An initial payment of 15% from the contract price is required after completion of house plans and before building permits are lodged with government authorities.
- STAGE TWO The second payment of 40% from the construction contract price is required before construction starts. Due on the release date of the building approval permits from the government.
- STAGE THREE Third payment of 40% is required upon lock up stage. This generally means once the building is at a lockable stage. External windows, doors, and roof have been fitted. Where entry to the building must be gained by using a key to enter. NB. The buildings external features and finishing’s generally are still under construction. (Does not include landscaping)
- STAGE FOUR The final payment of 5% is paid upon final inspection and completion and must be paid in full before being signed over to the new owners.
(Note : payment process can vary due to construction designs & concepts – this is a standard payment process)
CONSTRUCTION PRICE

Construction prices vary depending on the style, location and difficulty of construction.

Construction price is per square meter of living space and starts from US$400 m2.

Complete home construction - brick/block rendered.

Electrical wiring (standard lights & Switches)

Roof Tiles and Metal roof trusses

Gypsum ceilings - Flat.(and variations are billed at owners expense)

Painted interior and exterior (dulux Paint)

Timber door frames, windows, doors - stained or painted. (price may vary due to timber required) ie. Teak,Mahogony, Kanfer.

Tiled Floors, includes floor coverings ( price may vary due to owners choice of coverings, price difference in purchase price only)

All plumbing hot & cold - (you only have to connect the fittings and fixtures of your choice) includes fitting installation.

Does Not Include The Following

Site excavation and preperation eg. earthworks, retainer walls, land fill. (Quoted seperately on hourly rate)

Plumbing fixtures eg.Hot water systems,toilets,sinks,taps,baths and or fittings. (Owners resposability)
- Water tanks and water pumping & Filtartion systems

Kitchen (Quoted Seperately)

Any or all carpentry work eg. built in robes, cupboards.(Quoted Seperately)

Electrical appliances eg. oven,stove, airconditioners, hot water systems, pumps. (Owners responsability)
